Immigration Property Reports

When an application is made to the British High Commission for Entry Clearance into the United Kingdom, they will request that you:
“Obtain an independent assessment of the number of rooms and occupants of the proposed accommodation. A report from a suitably qualified body certifying that a personal inspection has been carried out and giving details of accommodation inspected is usually acceptable for this purpose. Above all, the Entry Clearance officer must be satisfied that the accommodation will not become overcrowded within the definition of the Housing Act 1985 or that it will not contravene public health regulations.”

At the time of inspection, you will be asked to show the Property Assessor around the whole property, outlining who occupies the house, and which rooms they sleep in.
During the course of the inspection, the Property Assessor will make a judgment on whether the property is suitable and safe for occupation, and whether it would become statutorily overcrowded by the addition of the person seeking entry to the UK. You may be asked additional questions if anything is unclear.

When the inspections and investigation is completed, you will be supplied with a letter, usually within 3 days of the inspection that will state:

•    Your name and the name(s) of the person(s) seeking entry to the UK.
•    The address of the property inspected.
•    Who owns, and who occupies the property.
•    How the property is occupied, and by whom.
•    Whether the property provided a safe and healthy environment for any potential occupier or visitor at the time of our inspection.
•    Whether the property would be statutorily overcrowded by the addition of the person seeking entry to the UK.

Please note the Immigration Authorities will not accept letters that are greater than 12 weeks old. If your letter expires, Inspect Properties will need to carry out another inspection, incurring another fee. It is therefore very important that you do not request an inspection of your property for immigration purposes until you are ready to submit your full application to the relevant authorities.
